Does Cleaning Your Tile and Grout or Stone Floors Impact Selling Price?

With Arizona's crazy housing market, it is hard to know what will help and what will not help sell your home quicker and for top dollar. But why wouldn't you want to present your house in the best possible way? Here is what we want you to know about how the tile and grout and stone flooring in your home can affect buyers coming in to buy your home potentially.

First and foremost, think a little about how you feel when you walk into a new friend's house and the floors look absolutely amazing. How does that make you feel? I can tell you how I would feel, but I don't want to impose my opinions on our viewers.

Having clean floors allows for homes to smell and appear more sanitary. When you think about selling your home, 90% of sellers instantly think we need to get the carpet cleaned and most do it as one of the first things. Cleaning your tile, grout, and stone floors creates the same impression as cleaning the carpets. Not everyone thinks about the tile because we assume it doesn't absorb and hold smells but that is false.

Stones and grout can be absorbent, especially grout, which means they can and will hold smells. By cleaning the tile and grout, you are essentially removing those smells, creating a cleaner smell and inviting home for buyers to walk into. Now, I know that sellers have a lot to do when it comes to selling their homes but helping buyers with a few small things goes a long way in a lot of their minds.

Now, does cleaning your tile and grout or natural stones affect the selling price? This is a more challenging question to answer. Selling prices go off of the houses recently sold in your area and upgrades/remodels that improved your home over theirs. It is hard to determine if the tile and grout cleaning will affect the value of your home. But, improving the overall look by cleaning the floors will affect the buyers' feelings when looking at your home. Some will say yes, clean floors will increase the selling price, and some will say no. It will 100% fall on the buyers you get coming into your home and what they are looking for.

I would assume that clean floors will entice buyers, not to lowball sellers. Creating one less cost for the buyer and/or requests for seller assistance for cleaning the tile and grout helps the seller get more of what they listed their home at. All in all, cleaning your tile and grout or stone flooring can deeply impact the buyers coming into your home, but there is no way to say yes, it will increase your selling price.
